ABOUT THE JOB
UBC is now hiring a hardworking, collegial, Project Manager “PM” with experience in multi-family construction. You will be responsible for managing the critical path decision-making aspects of an assigned building. PMs must work in tandem with Project Superintendent and Executive Team to effectively track, forecast, and oversee all financial and schedule-related impacts necessary to ensure the building is on time (or early) and on (or under) budget.
DUTIES AND RESPONSIBILITIES
The responsibilities of the Project Manager position include:
Project Management/Construction
Assists and Supports Executive Team including Executive Vice President of Construction
Assist in Purchasing/Contractor Buy Out
Reviews updated Plan Addendums and makes narrative list of revisions
Updates PROCORE drawings (updated with current bulletins), updated plans and RFI responses
Reviews Submittals and Shop Drawings for Processing
Jobsite Office Set-Up with Superintendent
Assists in Preparation of Accelerated Micro-Schedule with Superintendent
Participates in Preconstruction Meetings and Close-Out Meetings
Coordinates and Obtains all Permits with Consultant and Trade Contractors
Coordinates and Schedules all Utility Companies for all Services Required
Prepares RFIs and Tracks RFI Responses
Manages Quality Control and Creates Punch Lists
Attend Jobsite Trade Contractor / Safety Meeting (Weekly)
Prepare back charges at occurrence, Submits to Trade Contractor and E.V.P
Trade Contractor Change Order Review
Updates Construction Schedules and Micro Schedules
Works to provide updates to Master Construction Schedules
Prepares and Submits Delay Notifications and Delay Change Orders
Attends Trade Contractor Meetings and prepares Trade Contractor Meeting Minutes
Keeps Office Construction drawings updated with current bulletins, updated plans and RFI responses
Produces "As-Built" Drawings with Superintendent - Records Updates Weekly.
Enforce Project Safety, security and compliance at all times.
Estimating/Pre-Construction
Processes Bid RFIs, Track Responses and Update Logs
Transmits Bid RFI Responses to Trade Contractors
Track Consultant Proposal Requests
Works with Vice President of Construction on Preconstruction Projects
Attends Team Meetings and Calls
Works with Team on Value Engineering
Works with Executive Team on Budgets
KNOWLEDGE, SKILLS AND ABILITIES
Must possess excellent interpersonal skills with the ability to communicate with others in a professional and objective manner, in both oral and written form.
Must be able to read and understand blueprints and other construction drawings.
Must possess knowledge of local and State regulations and building codes.
Must be proactive, assertive, and timely with effective decision-making skills and abilities.
Must be highly organized and able to successfully multi-task utilizing effective time management skills.
Ability to speak and understand the Spanish language highly preferred.
Ability to work under minimal supervision.
Must be able to work long hours including Saturdays with flexible work schedules, and available on call at all times to address delays, bad weather, and/or emergencies at the jobsite.
QUALIFICATIONS
EDUCATION:
High School diploma or equivalent; Bachelor’s Degree from an accredited university in Architecture or Engineering.
EXPERIENCE:
Minimum 10-20 years of construction-related field or office experience as a Project Engineer, Estimator, Assistant Project Manager or similar position.
Experience building multi-family apartments from inception to occupancy.

OSHA 30-hour Certification.
(Preferred) CPR/First-Aid. (Preferred)
