Located just off 6th street on Normandie Avenue in Koreatown, the building is one block north of the Wilshire Normandie Metro Purple Line stop and east of Hancock Park. The site, straddling commercial and residential zoning, creates a great opportunity for high-density residential within walking distance of many amenities. Completed in October 2012, Normandie Terrace is a 66-unit family community with one, two, and three-bedroom floor plans. The building is certified LEED Platinum, the first in the Housing and Community Investment Department’s (“HCID”) portfolio. It features multiple eco-friendly components including the use of drought tolerant plants and high efficiency irrigation system for landscaping. All of the units feature formaldehyde free kitchen cabinets, granite countertops, hardwood flooring, Energy Star kitchen appliances, low flow toilets and sinks as well as high efficiency low-E vinyl windows. A rooftop solar system offsets energy costs by preheating the building’s two large boilers.
